Planning Property Projects
3P Planning Services (3PPS) is a town planning service, run by the Principal, Leanne Petersen. Leanne has close to 30 years experience working in the field of planning and development. Leanne can provide clients with in-depth research, knowledge, experience and support on property development opportunities in the Hunter Region of NSW. She has worked as a Town Planner in both local government and the private sector and is also an experienced property investor and property developer.
Leanne differs from the rest by finding the right site for your development project. In some circumstances she may also offer to teach you the development process by teaming up with you on a joint venture deal!
Leanne can also assist you with:

Undertaking the required due diligence prior to purchase, ie checks with council, surveyors and local service authorities once a potential development site has been located.

Liaising with local architects, designers, surveyors, engineers, builders and contractors to find the best development solutions.

Undertaking project feasibility studies.

Interpreting the Exempt and Complying Codes SEPP in NSW to determine whether your project meets the requirement of Complying Development (to avoid a full Development Application and Construction Certificate where possible).

Preparing a Statement of Environmental Effects and organising all other studies required to accompany a Development Application.

Preparing a Section 50 Developer Application with Hunter Water.

Lodging your applications through the NSW Planning Portal and Hunter Water's online portal.

Managing the approvals process with Councils, Hunter Water, Ausgrid, NBN etc.

Interpreting your development consent (Notice of Determination) and assisting in obtaining Subdivision Certificates.
